Our Land Development department is a full-service real estate development department that can handle virtually every aspect of land development and redevelopment including:

Land acquisition
Zoning, surveys and permitting
Planning and construction
Environmental assessment
Master planning, residential and commercial land

Through innovative planning and wise usage of resources, we convert unimproved land into its most usable state. Originally developed for inhouse use and needs, the Land Development Department has expanded to handle the sale of developed land and lots to national homebuilders such as Lennar Homes, Centex and DR Horton. The Prime Group Land Development Department also offers off balance sheet financing and land development for other builders and developers.

With the next upswing in the real estate market a critical competitive challenge will be the lack of permitted land suitable for building afordable housing. Because many builders have not diversified they depend solely on residential sales for cash flow. This preoccupation to generate cash flow through the sale of their assets often overlooks the fact that it takes from two to three years to get land permitted for construction. In view of this and because Prime Group is not driven by Wall Street pressures and stock prices, Prime Group has a well-defined strategy to complete zoning and permitting for our properties which will undoubtedly become priceless at the moment national builders require them.
